Product Information

Eligibility

  • Individuals
  • Sole proprietors
  • Corporations

Applicants must have a NICE personal credit score of at least 595 and be able to provide proof of income. For corporate borrowers, the representative director’s credit is used as the standard.

Interest Rate

Annual 6.09%–12.79% (as of July 1, 2026)

  • Fixed-rate or mixed-rate loan available.
  • For variable-rate loans, the interest rate is adjusted every 12 months based on the 1-year average fixed deposit rate announced by the Korea Federation of Savings Banks.

Interest Rate Application

  • Loan term of 12 months or less: Fixed interest rate
  • Loan term of More than 12 months: Variable interest rate (adjusted every 12 months)

Loan Limit

Up to 75% of the appraised property value, subject to DTI (Debt-to-Income) and DSR (Debt Service Ratio) regulations.

Loan Term

  • Individuals: Up to 30 years
  • Sole proprietors / Corporations: Up to 3 years

Eligible Collateral

Row houses and multi-family houses located in:

  • Seoul
  • Gwacheon
  • Bundang-gu (Seongnam)
  • Dongan-gu (Anyang)

Urban lifestyle housing is excluded.

Repayment Method

Individuals

  • Equal principal or principal-and-interest installment payments

Sole Proprietors / Corporations

  • Bullet repayment at maturity or installment repayment

A grace period (interest-only payments) is available for up to one-third of the loan term, with a maximum of five years.


Early Repayment Fee

Household Mortgage Loans

  • Variable (Mixed) Rate: 0.25% of the prepaid amount
  • Fixed Rate: 0.95% of the prepaid amount

Corporate Mortgage Loans

  • Variable (Mixed) Rate: 0.95%
  • Fixed Rate: 0.66%

Calculation Formula

Household Loans

  • Variable (Mixed) Rate: Prepayment Amount × 0.25% × (Remaining Loan Term ÷ Original Loan Term)
  • Fixed Rate: Prepayment Amount × 0.95% × (Remaining Loan Term ÷ Original Loan Term)

Corporate Loans

  • Variable (Mixed) Rate: Prepayment Amount × 0.95% × (Remaining Loan Term ÷ Original Loan Term)
  • Fixed Rate: Prepayment Amount × 0.66% × (Remaining Loan Term ÷ Original Loan Term)

Mortgage-related costs include:

  • National Housing Bond purchase
  • Mortgage reduction/cancellation registration fees

Interest Payment Schedule

Interest is charged monthly (on the loan anniversary date or the scheduled payment date).


Delinquency Interest

  • Default interest: Contract interest rate + 3% per year
  • Maximum default interest rate: 20% per year (legal limit)

Consumer Rights

Borrowers have the following rights:

  • Cooling-off period: You may withdraw from the loan agreement within 14 days of the contract date, receipt of contract documents, or receipt of loan proceeds. Once the withdrawal becomes effective, it cannot be canceled.
  • Right to terminate: If the bank violates the Financial Consumer Protection Act when concluding the loan agreement, you may terminate the contract without penalty or fees.
  • Right to request a lower interest rate: If your financial condition or creditworthiness improves (e.g., higher income, better credit score), you may request a reduction in your interest rate. Approval depends on supporting documents and the bank’s review.
  • Right to access records: You may request access to records maintained by the bank for dispute resolution or legal purposes.
